Fake rental listing on Propertyguru.com

Lately, I have seen tens of rental properties with dirt cheap monthly rental posted at various online property sites like propertyguru.com and Jennyyong.com.

No customer service email address can be found on propertygury.com, and their online feedback forms simply did not work! A company's website is an indication of their technical prowess, or lack of.

I have filed an online fraud report with the U.K. Police, but again their site gave an error at the last page of the fraud report. So much for British Internet Technology!

All of the postings requires you to contact the landlord at marr5549@gmail.com

Which I did, and the "landlord" replied as follows:

The property is available, I just listed on internet. This is 2 Bedroom unit, not shared with other tenants. Available for rent: 2-24 months. The property is available from 15th Dec, nice, clean, quiet, has all the facilities and the utilities a person needs including , fitted kitchen, cable TV, HiFi, internet, central heating, bath, dishwasher, laundry service, washing machine, air condition. The pets are also allowed. Monthly rent is SGD 1,075. Utilities are included. The move in payment is SGD 3,225 (two months in advance + one month security deposit).

I live abroad and I am using HomeAway to rent out the place. The apartment is available for viewing in presence of a HomeAway agent. This is how it works.

1. Tenant confirms the availability of Move-In deposit and submit the Move-in deposit to HomeAway
2. HomeAway send an agent show tenant's the property and area
3. The tenant decide if confirm/ or cancel the reservation.

Move-in deposit must be provided to place the booking. To confirm you are eligible for this rent HomeAway requires the Move-In deposit to be complete in order to request a property inspection. You will receive payment details from HomeAway and all the necessary guidelines. Once the payment was made an agent will get in touch with you to show you the property. 

Cancellation Policy

Move in deposit is returnable, in case you want to cancel the reservation or the property doesn't fit with your requirements. After the property inspection you can decide if you want to confirm/ or cancel the reservation without any other obligations or additional fees.

The above looks ok, but the follow-up email from "homeaway" is a phishing site, requiring your to deposit 3 months of rent via Western Union!!!!!

How to make the payment?
 
1. Go personally at a local Western Union agent (Western Union agents are in post offices, exchange offices or retail locations - grocery stores, mail box centers, drug stores, travel agencies, etc).
 
2. Complete a simple “Send” form and hand this to the Western Union agent along with the money you want to send (SGD 3,225). The service you have to use from Western Union is Money in Minutes transfer.
 
3. Make the payment with cash using HomeAway agent's details below:

The Western Union Transfer will be sent using this name and address. Complete the Western Union form with your name and address as the sender, the agent's name and address as the receiver and the amount you want to send.

Whether the reservation is two days or two months away, we hold the payment until the 72 hours after check-in before releasing the funds. This gives both parties time to do a walk-through upon check-in and make sure that everything is as expected. The host will receive full payment from HomeAway 72 hours after you check-in. Your payment is automatically covered against internet fraud up to SGD 50,000.00.

This is a SCAM/Trap Alert!

1. marr5549@gmail.com posted tens of ads of DIFFERENT properties on various property sites, just Google marr5549@gmail.com

2. You pay 3-month rent even before seeing the property

3. You pay via Western Union Money transfer, which means there is no way of recovering your money if anything goes wrong

 * REPEAT: If you send money by Western Union, it is as good as cash, or throwing money into the sea!

4. The rent is typically ONLY 20-30% of market value!!!

5. All pictures from the ad are copied from the Internet!

6. In the propertyguru ad, it stressed NOT to contact the agent by phone or email. This means that the ad itself stole the identity of the Agent! In other words, the Agent picture you see is a stolen identity!
